Two north-OC towns built for space

Villa Park and Yorba Linda share a lot: citrus-ranch roots, hills on the eastern side, and a preference for room to spread out. Villa Park, incorporated in 1962, is the smallest city in Orange County by population. Apart from one shopping center it’s zoned for single-family homes, most on half-acre lots. Yorba Linda, incorporated in 1967 and known as the Land of Gracious Living, grew quickly from the late 1960s on, with tracts, custom homes on large lots, and lake and golf communities such as East Lake Village.

Much of the housing in both towns went up between the 1970s and the 1990s. Many are still with their first or second owners, and the kitchens, baths and laundry rooms show their age at the same time. That’s why projects here tend to be full remodels rather than one room.

Kitchens that fit the household

The typical kitchen we see from this era is closed off from the family room, with a short peninsula, soffits above the uppers, and oak or painted cabinets with little storage inside. The house around it is often big, with four or five bedrooms and a three-car garage.

An island that works. Removing the peninsula or a wall lets us put in an island with seating on one side and drawers, trash and a dishwasher on the other.

Full-height cabinets. Taking out old soffits gives room for uppers to the ceiling, which adds a whole shelf of storage across the kitchen.

A real pantry. A tall pantry wall with roll-outs replaces the old broom closet and holds a family’s weekly shopping.

Laundry, garage and the rest of the house

Big lots usually mean a big garage, and in north OC the garage is often a workshop, gym and second pantry at once. We build full garage walls with tall lockers, a workbench and overhead storage. Laundry rooms get a folding counter, hanging space and hampers behind doors. Remodeling those rooms in the same project as the kitchen keeps finishes consistent and saves a second round of construction.

Built for inland heat

Summer inland runs hot, and Santa Ana winds bring stretches of very dry air in fall. Large doors are built on stable veneered cores, every surface is finished, and garage cabinets use sealed panels instead of thin laminate. On hillside streets that burned in the 2008 Freeway Complex Fire, many homes were rebuilt in the years after, and new rooms can be matched to that newer cabinetry.

Getting started takes one visit: we measure the house and talk through every room, then follow up with drawings and a quote for review. Every cabinet is built in our own factory. Book a free design visit for your Yorba Linda or Villa Park home.

Yorba Linda & Villa Park FAQ

Before you call.

Our Villa Park house is on a half-acre lot. Does that change anything for a cabinet project?

Mostly it helps. Long driveways and big garages give room to stage cabinets and work without blocking the street. Villa Park is a small residential city, so check its rules on construction hours before work begins.

Our kitchen is original to a 1970s or 80s house. Should we keep the layout?

Keep it if it works, change it if it doesn't. Many kitchens from that era are closed off from the family room and short on counter space. Removing a wall or a peninsula is often worth it, and since we build to measure, the new cabinets fit whatever layout you settle on.

Do you work inside East Lake Village and other Yorba Linda HOAs?

Yes. Interior cabinets rarely need design review, but associations set rules for work hours, parking and dumpsters. Tell us what applies and we'll schedule around it.

Our hillside home was rebuilt after the 2008 Freeway Complex Fire. Can you match the existing cabinetry?

We can design new rooms or additions to match the wood, finish and door style already in the house. Bring us photos or a door sample at the design visit.

How do summers here affect cabinets in the garage and laundry room?

North Orange County garages and laundry rooms get hot, and the dry Santa Ana weeks pull moisture out of wood. We use sealed, stable panels and solid hardware in those rooms so doors stay flat and drawers keep running.
